A Shop You Can Live Next To
Shop Houses put a working shop and living quarters in one building, usually under one roof line on one slab. For DFW buyers with trucks, trailers, boats, tractors or a business that needs bay space, a shop house can replace a house plus a separate barn. The shop side and the living side have very different needs, and we plan them separately before tying them together.
Sizing the shop
Start with what goes inside: vehicle length, trailer turning room, lift height, workbench space and storage. Eave height and door size drive the frame; a steel frame gives wide clear spans without interior posts, which is why many shop houses use one. We size door openings and bays to what you will actually park there.
Separating the spaces
The wall between shop and house matters for fire safety, noise, dust and fumes. Many owners add a mudroom, laundry or breezeway between them. We plan that transition and any required separation with your county's inspection process in mind.
Heat and humidity in the shop
Dallas summers average 96-degree highs, and an uninsulated steel shop can be hotter than the air outside. Condensation drips from unlined metal roofs when warm, humid air hits cold panels. Spray foam on the shop roof and walls, a vented or conditioned shop, and a separate HVAC zone for the living side keep both comfortable. HomeGuide prices closed-cell spray foam at $3 to $5 per square foot installed and open-cell at $1.50 to $3.50.
Slab design for heavy loads
Shop floors carry vehicles, lifts and equipment. On Blackland Prairie clay, which USDA describes as having high shrink-swell potential, the shop slab needs proper pad prep and a design for the loads it will carry. We plan the shop and living slabs together.
Driveways and turnarounds
A shop is only useful if trucks and trailers can reach it. Long gravel drives, culverts at the road and a turnaround in front of the bay doors are part of the site plan. In Collin County, culvert and driveway inspections go through the Public Works department, and a long drive or culvert can add real cost, so we price it as its own line in the estimate.
Shops and rural land rules
Outside city limits, the county handles permits. In Collin County, any project that disturbs ground or adds footprint needs a permit, and new homes need third-party inspections. If you plan to run a business from the shop, check deed restrictions too; we help you look at what applies to your tract.

How a Shop House Build Works
1. List the shop's needs
Vehicles, equipment, door sizes, power and whether the shop will be heated and cooled.
2. Lay out both sides
Shop and living areas are planned with a transition space and separate climate zones.
3. Price each part
The estimate shows shop shell, living finish-out, slab and mechanical separately.
4. Site work and slab
Permits, pad and a slab designed for shop loads and the living area.
5. Shell and dry-in
Frame, panels, shop doors and windows set, then insulation and mechanical go in.
6. Finish both sides
The living quarters are finished as a home; the shop is finished to your working needs.

Shop Houses Questions
What is a shop house?
A shop house is a building that combines a working shop or garage with living quarters, usually under one roof. It is one of the most common barndominium layouts in Texas, especially on acreage.
How big should the shop be in a shop house?
Size it from what goes in: a pickup and trailer, an RV, a boat or tractors. Many owners split a footprint like 40x60 or 50x80 between shop and living space. We start with your vehicle and equipment list.
Should the shop be air-conditioned?
It depends on how you use it. A shop you work in daily in a Dallas summer benefits from insulation and cooling. A storage-only shop may just need insulation and ventilation to control heat and condensation. We give you prices both ways.
Can I run a business out of my shop house?
Often yes on rural land, but check your deed restrictions, any HOA, and county or city rules. Customer traffic, signs and outdoor storage are the usual sticking points. We help you look at what applies before you design.
Is a shop house cheaper than a house and separate shop?
Usually, because one roof, one slab and one set of walls cover both uses, and utilities are shared. The trade-off is that both spaces need careful separation for noise, fumes and fire safety.
