Barndominiums Near Azle and Eagle Mountain Lake
Barndominium builders working around Azle deal with a county line that runs right through the area. Azle sits in the northwest corner of Tarrant County and extends partly into Parker County, about 17 miles northwest of downtown Fort Worth on State Highway 199. Eagle Mountain Lake, formed by a dam on the Trinity River, lies to the east. Azle had 10,947 residents in 2010 and 13,369 in 2020. Its name traces back to James Azle Steward, a young doctor who settled here in 1846 and later donated land for the townsite.
We design and build barndominiums, shop houses and metal building homes for owners in and around Azle. Because the land here can fall in a city, in Tarrant County or in Parker County, the right answer to almost every permit question starts with: where exactly is your parcel?
Three kinds of Azle-area land
Inside Azle city limits. The city's zoning and building codes govern the lot. Some districts may limit metal exteriors or require masonry, so we review the zoning before design.
Unincorporated Tarrant County. Septic, floodplain and road access requirements come from Tarrant County offices, which differ from Parker County's. We verify the current Tarrant County requirements for your parcel before any applications.
Unincorporated Parker County. This is where many acreage buyers west of Azle land, and the county's own permitting page is clear about what applies there.
On the Parker County side
Parker County does not issue building permits or certificates of occupancy, and there are no zoning requirements in its unincorporated areas. That does not mean no permits at all. The county Permitting Department regulates and permits septic systems in the unincorporated area, regulates development in special flood hazard areas, and runs the county storm water program. For a septic permit, Parker County asks for:
- An application on the state-approved forms
- A site and soil evaluation by a Sanitarian, Engineer or state site evaluator
- A system design by a registered installer, Sanitarian or Engineer (aerobic designs must come from a Sanitarian or Engineer)
- A plat or survey showing the legal description and lot size
- For aerobic systems, a signed maintenance contract and a recorded affidavit
Incomplete applications are not accepted, and no part of the system may be installed until approval is confirmed.
Building near the lake
Land near Eagle Mountain Lake and the creeks that feed it draws people who want a shop for a boat and a porch with a view. It also means checking flood hazard maps, keeping the pad and septic field above the low ground, and handling roof runoff so it does not wash across a drainfield or into the neighbor's yard. We also look closely at subdivision deed restrictions, which are common around the lake and often stricter than the county.
What we build around Azle
- Barndominiums with a tall bay for a boat, RV or trailer
- Shop houses with a work area and an apartment
- Two-story steel homes with porches and lofts
- Detached shops and barns beside an existing home
- Interior finish-out of metal shells, with spray foam insulation and HVAC sized for a steel building
Comfort in a metal home
North Texas summers are long, hot and humid. Steel panels conduct heat fast, and warm moist air will condense on a cool panel. We insulate tight to the skin, seal the envelope and size the HVAC to the actual load so the home is quiet, dry and comfortable.
Getting started
Send us the parcel ID or survey. We will confirm the county and city status, look at flood maps and access, and then sketch a building that fits the land.

Azle Questions
My Azle land is in Parker County. Do I need a building permit?
Parker County does not issue building permits for unincorporated land. You will still need a county septic permit, and floodplain review if any development is in a special flood hazard area.
What changes if the land is in Tarrant County instead?
Septic, floodplain and road access requirements come from Tarrant County rather than Parker County. We confirm the current rules for your parcel before applying.
Can I build a barndominium near Eagle Mountain Lake?
Often, yes. Check the flood hazard maps and any subdivision deed restrictions first, since lake-area neighborhoods often limit materials or building size.
Can a barndominium include a boat or RV bay?
Yes. We size door heights, bay depth and the slab for the boat, RV or trailer you plan to park inside.
