One Town, Three Counties, Three Sets of Rules
Barndominium builders in Royse City have to start with a map, because the town does not sit in just one county. Royse City is in the northeastern corner of Rockwall County and extends north into Collin County and east into Hunt County. Land that looks the same on either side of a fence line can fall under different septic rules, so the county line is the first thing we check on any barndominium project here.
Septic acreage changes at the county line
The difference is real. In unincorporated Rockwall County, the county requires a minimum of 1.5 acres of suitable land for a septic system per dwelling, under rules in place since December 1, 1982. Across the line in Collin County, a lot divided in 2008 or later must start with 1 usable acre, or 1.5 acres with 1 usable acre if there is a water well, and easements and ponds generally do not count as usable. For Hunt County land east of town, we confirm that county's requirements directly before design. A 1.25-acre tract might work in one county and not in the next.
The Rockwall County septic process
For land in unincorporated Rockwall County, septic permits come from the Rockwall County Health Coordinator. The process includes:
- A site evaluation by a registered sanitarian or professional engineer
- A drawing of the proposed system, with soil type, depth to an impervious layer and depth to groundwater on the application
- Design flow based on bedrooms, bathrooms, living area and appliances
- A mandatory meeting with the Health Coordinator to approve the paperwork before going further
- Notice to the Health Coordinator when work starts and when it is ready for inspection
Aerobic systems with above-ground discharge also need an affidavit filed with the County Clerk and a maintenance agreement.
How Royse City grew
Nancy McCasland and her sons bought land here around 1850. G. B. Royse helped bring the Missouri, Kansas and Texas Railway from Greenville to Dallas through Rockwall County, and the town was settled when the railway arrived in 1885. Interstate 30 was built just south of town in the mid-1960s and the city grew south to meet it; the overpass at I-30 and Erby Campbell Boulevard was finished in 2015. Royse City was named a Texas Main Street City in 2007. The population went from 9,349 in 2010 to 13,508 in 2020, and the 2025 estimate is 28,307.
Distance to Dallas
Royse City is about 33 miles from Dallas and 21 miles from Garland, with I-30 doing most of the work. That makes it a practical spot for people who want acreage and a shop but still drive into the Metroplex.
Design notes for a Royse City barndominium
Royse City sits around 522 feet elevation. We plan for:
- Foundation: a soils report and engineered slab, since North Texas clays move with moisture
- Wind and storms: engineered framing and anchorage, plus space for a safe room if you want one
- Moisture control: spray foam or a continuous vapor barrier on the steel shell
- Exterior: a mix of metal, masonry or siding when subdivision restrictions call for it
- Shop size: door heights and bay depth for trailers, campers or equipment
Our approach
We do not guess at county rules. On a Royse City barndominium, we locate the parcel, confirm the county, review septic acreage and restrictions, and only then start the floor plan. That order saves you from designing a home your land cannot support. Call (469) 310-8310 or
