Building a Barndominium Around Anna

Barndominium builders working around Anna are building into one of the fastest-changing corners of Collin County. The census counted 8,249 people in Anna in 2010 and 16,896 in 2020, and the current estimate on Wikipedia is 35,245. US 75 runs along the west side of town, about 45 miles from central Dallas and 32 miles from Denison. That makes Anna a realistic base for families who work in the metro but want a few acres, a shop and a steel or post-frame home on the edge of town.

We design and build custom barndominiums, shop houses and metal building homes for landowners in and around Anna. If you already own a parcel, or have one under contract, the job is figuring out what it takes to get a barndo permitted and built on it. Here is what we look at first.

City lot or county acreage?

The first question is where the parcel sits. Inside Anna city limits, the city's own rules on zoning, materials and utilities apply, and a metal-sided home may need to meet design standards or sit in the right zoning district. Outside the city, Collin County handles residential permits through its Development Services office. The county's FAQ says plainly that unincorporated Collin County has no zoning, but you still need the correct permits. The common ones are an On-Site Sewage Facility (septic) permit, a driveway or culvert permit, and a development permit that covers grading, fences, barns or a house. The address is assigned during that process.

If your land is inside a city's extraterritorial jurisdiction (ETJ), platting authority generally passes to that city by interlocal agreement, so a split or new plat follows the city's subdivision rules even though the house permit runs through the county.

The one-acre septic rule in Collin County

Collin County is stricter on septic than many rural Texas counties. A lot divided in 2008 or later needs at least 1 usable acre to qualify for an OSSF, or 1.5 acres with 1 usable acre if there is a water well on the property. Usable area leaves out most easements, ponds and similar features. A lot cut smaller after the cutoff dates is not eligible. Before we draw a floor plan for a rural Anna lot, we want to see the plat and confirm the usable acreage, because that answers whether septic is even possible.

The county also says whether a system can comply cannot be determined until a third-party Registered Sanitarian or Professional Engineer evaluates the site and designs the system. We fold that evaluation into the early schedule so the house footprint, shop and drainfield are planned together instead of fighting for the same flat ground.

Floodplain and easements

Collin County does not allow residential structures to be built in the floodplain, and it does not allow structures inside drainage easements. If any part of your parcel shows up on the county's floodplain map layer, the home pad has to land outside it. A surveyor's elevation certificate may be needed, and the county may already have one on file from an earlier septic or development permit. We site the slab, shop doors and driveway around those lines from day one.

Clay, slabs and a 96-degree summer

Much of the Blackland Prairie is mapped in deep clays such as the Houston Black series. The USDA describes that soil as having high shrink-swell potential, with cracks that open from the surface to a foot or more deep when it dries. If your Anna parcel maps to a clay like that, the slab design matters as much as the steel. We plan for a soil report, proper pad preparation and a foundation designed for the actual soil, not a generic one.

Anna's climate is humid subtropical, with mean daily highs around 96 degrees in June through August and roughly 41 inches of rain a year. In a metal building, that heat and humidity drive our insulation and HVAC choices. Closed-cell spray foam against the steel skin, a continuous air barrier and an HVAC system sized for the real load keep condensation off the panels and the living quarters comfortable.

What Anna landowners usually build

  • A shop house with a large drive-through bay and living quarters on one slab
  • A two-story barndominium with a wraparound porch and an attached carport
  • A steel-frame home with a separate post-frame barn for equipment or animals
  • Interior finish-out of an existing metal shell on acreage outside town

How a build here moves

We start with your plat, survey and floodplain check, then the site evaluation for septic. Next come the floor plan, engineered building drawings and the county or city permits. Site prep and the slab follow, then the frame or kit erection, dry-in, mechanical rough-ins, insulation and the interior finish-out. Weather and inspections set the pace more than anything else.

Anna Questions

Can I build a barndominium on county land outside Anna?

Yes. Unincorporated Collin County has no zoning, but you still need county permits for septic, the driveway or culvert, and development of the house. Deed restrictions or an HOA on your subdivision can still limit metal exteriors, so we read those first.

How much land do I need for septic near Anna?

For a lot divided in 2008 or later, Collin County requires at least 1 usable acre, or 1.5 acres with 1 usable acre if you have a water well. Easements and ponds do not count toward usable acreage.

Part of my land is in the floodplain. Can I still build?

Often, as long as the home sits outside the floodplain. Collin County does not allow residential structures in it, so we place the pad on the high ground and may need an elevation certificate.

Who designs the septic system?

Collin County requires a third-party Registered Sanitarian or Professional Engineer to evaluate the site and design the system. We coordinate that work with the building layout.
