Barndominiums on Wise County Land
Barndominium builders who head northwest out of the metroplex find Decatur, the county seat of Wise County. The county was established in 1856, Decatur took its name in 1858, and the Fort Worth and Denver Railway reached it in 1882. The 1896 Wise County Courthouse still anchors the square, and its site is the highest point in the county. Decatur had 6,538 residents in 2020, up from 6,042 in 2010, and the land around it is where many people come to build on acreage.
We build barndominiums, shop houses and metal building homes for landowners around Decatur. Whether you have bought land already or are comparing parcels, here is the checklist we work through with Wise County clients.
1. Is the parcel inside Decatur or out in the county?
Inside city limits, Decatur's zoning and building rules decide what can go on the lot, including whether a metal-sided home is allowed in that district. On unincorporated Wise County land, the rules are different and usually less restrictive on design, but septic, driveway access and floodplain still need to be confirmed with the county before you commit. We check this with you before the design work starts.
2. Where does the water go?
Decatur sits on high ground at about 1,004 feet, but it is not dry ground. Wagoner Branch, Sweetwater Creek, Walnut Creek, Deep Creek and Center Creek all flow through the city. Creek-side land is beautiful, and it also means checking flood maps, setting the home pad on the high side and planning culverts and drainage swales so storms move around the house and shop rather than through them.
3. Hilltop or bottomland?
Rolling land gives you choices. A hilltop pad drains well and catches the breeze but may need more cut and fill, a longer driveway and more attention to wind exposure. A bottomland pad is easier to reach but closer to the creeks. We look at the slope, the access road, where a septic field could go and how big trucks will reach the site for slab pours and steel delivery.
4. What is in the ground?
Wise County soils vary from field to field. We do not guess. A soil report for the pad tells us what the foundation needs, and the septic site evaluation tells us what kind of system the ground can take. Those two reports, together with the survey, set the site plan.
5. How will the building handle the climate?
Decatur has a humid subtropical climate. Its climate table shows an annual mean daily high of 76.3 degrees, an annual mean daily low of 53.6 degrees, 38.89 inches of precipitation and about 0.8 inches of snow a year. That means a cooling-driven design: spray foam insulation tight to the steel, attention to condensation, and HVAC sized to the real load, with a little planning for the occasional hard freeze on exposed plumbing in shop walls.
6. What do you want to build?
Common Decatur-area projects:
- A barndominium with a large shop for trucks, trailers or a small business
- A metal building home with porches on two or three sides
- A separate equipment barn or horse barn alongside the home
- Finish-out of a metal shell that is already standing
We handle design, the building package, site and slab coordination, erection and finish-out.

Decatur Questions
Can I build a barndominium inside Decatur city limits?
It depends on the zoning district and the city's design rules for that lot. We check the city requirements before design. Many of our Decatur-area projects are on county land outside the city.
I found land on a creek near Decatur. What should I check?
Flood maps first, then where the home pad, driveway and septic field can sit on the high side. Several creeks run through and around the city.
Does it snow enough here to matter?
Decatur averages about 0.8 inches of snow a year, so snow load is rarely the driver. Hard freezes still matter for plumbing in uninsulated shop walls.
Do you build on hilltop lots?
Yes. We plan cut and fill, driveway grade, truck access and wind exposure before we set the pad.
