Midlothian Is Growing Into Its Land

Barndominium builders following growth south of Dallas end up in Midlothian sooner or later. The city sits in northwestern Ellis County, about 25 miles southwest of Dallas, and its population went from 18,037 in 2010 to 35,125 in 2020, a 94.7 percent jump. The 2023 estimate is 41,352. The city itself covered about 64.22 square miles in 2020, and its extraterritorial jurisdiction (ETJ) adds roughly another 33 square miles. That ETJ ring is where a lot of rural barndo land sits.

First Question: City, ETJ or County?

Land inside city limits follows Midlothian's zoning and building rules. Land in the ETJ is outside the city but close enough that dividing or platting it can involve the city as well as the county. Land beyond the ETJ is plain unincorporated Ellis County. Before you buy, it is worth knowing which of the three you are in, because it shapes everything from how the lot can be split to which office reviews your plans.

Ellis County's Lot Rules

For unincorporated land, the Ellis County Department of Development is the office in charge. Its published FAQ sets two numbers that every buyer should know:

  • Minimum lot size is one acre.
  • At least 150 feet of county or state road frontage.

The one-acre floor ties back to the county's septic order. A 2022 public notice from the Department of Development, for a tract in Ovilla's ETJ, cites the County Septic Order (Minute Order 182.11) and its one-acre-per-lot minimum. That notice was for a variance request on a lot that would have been 0.94 acres once platted, and it went to a Commissioners' Court hearing. In other words, falling short of one acre or of the frontage rule is not automatically fatal, but it means a public variance process and time. If you are looking at a skinny flag lot or a small piece split off a family farm, we check frontage and acreage before anything else.

Building on the Austin Chalk

The Austin Chalk Escarpment runs north to south through Midlothian. The same geology that makes the area a prime spot for cement quarrying shows up on residential lots as limestone and chalk at varying depths. Wikipedia notes the city is the hub of the North Texas cement industry, with three cement plants that rank among the ten largest in the country and a steel mill beside them.

For a barndo, chalk changes the dirt work. Shallow rock can make trenching for utilities slower, change how a septic field fits on the lot, and affect pier depth if the design uses piers. On the other hand, a stable bearing layer near the surface can be good news for a slab. We let the soil evaluation and the site's actual excavation conditions guide the foundation plan.

Water You Might Not Expect

In May 2015, the dam at Padera Lake, about three miles northwest of town, showed signs of possible failure, and floodwater would have headed toward Joe Pool Lake. It is a reminder that upstream ponds and small dams are part of the drainage picture. When a tract sits below a stock tank or private lake, we look at where that water would go and keep the house out of the path.

Steel Frames and Shop Space

Midlothian buyers often want a large shop: equipment storage, a work bay, or space for a trailer and RV. Clear-span red-iron frames handle wide doors and tall eave heights well. We pair that with an insulated, separately conditioned living section so the house stays comfortable while the shop runs hotter or colder.

Midlothian Questions

What is the minimum lot size for a barndominium in unincorporated Ellis County?

Ellis County's FAQ lists a one-acre minimum and 150 feet of county or state road frontage. Its septic order also sets one acre per lot.

My lot is a little under one acre. Is it a dead end?

Not always. Ellis County has handled shortfalls through variance requests heard by the Commissioners' Court, but it adds time and is never a sure thing.

What does being in Midlothian's ETJ mean for my build?

The land is outside city limits but within the city's extraterritorial jurisdiction, so platting or dividing it can involve the city as well as the county. We confirm which applies before design.

Will chalk or rock make site work harder?

It can slow utility trenching and affect septic layout, though a firm layer can help a slab. The soil evaluation tells us what we are dealing with.
