Barndominiums in a County Short on Open Land

Barndominium builders in Rockwall work in the smallest county in Texas. Rockwall County covers 148.933 square miles in total, and 21.723 of those, almost 15 percent, are water. Rockwall, the county seat, sits on the eastern shore of Lake Ray Hubbard about 20 miles northeast of Dallas. With so little land and so many people moving in, finding the right tract is often the hardest part of building a barndominium here.

Growth squeezes the acreage

The city of Rockwall grew from 37,490 residents in 2010 to 47,251 in 2020. Rockwall County went from 78,337 to 107,819 over the same years, and its 2025 estimate is 140,738. Subdivision lots can carry deed restrictions that limit exterior materials or outbuildings. When a client brings us a Rockwall-area lot, we read the restrictions before anything else. Where metal siding is not allowed, a barndominium can still work with a masonry or siding skin over a steel or post-frame structure.

The rock wall itself

The town takes its name from a wall-like formation found underground in the area. Later study showed the features are natural sandstone dikes that intruded Cretaceous marl, not anything built by people. It is a good reminder that what is under a Rockwall lot is worth knowing. We order a soils report for every barndominium slab and have the foundation engineered for what the report finds.

Septic in unincorporated Rockwall County

If your land is outside city limits and not on sewer, the Rockwall County Health Coordinator, at 915 Whitmore Suite D in Rockwall, issues septic permits. Since December 1, 1982, it has been unlawful to build a septic system in the unincorporated county without one. The county requires a minimum of 1.5 acres of suitable land per dwelling. That rule alone rules out many small tracts. Applications need a site evaluation by a registered sanitarian or professional engineer and a system drawing, and the county requires a meeting with the Health Coordinator to approve the paperwork before you move ahead.

Near the water

Because so much of the county is lake, lakeside and creekside parcels are common. Before we lay out a barndominium near Lake Ray Hubbard or one of its feeder creeks, we check:

  • Whether any part of the lot is in a mapped floodplain
  • Where the finished floor needs to sit
  • Shoreline or lake-related rules that limit what can be built near the water
  • How stormwater leaves the site without crossing the septic field

History in brief

People lived in this area at least 13,000 years ago. The first Anglo-American settlers arrived in 1851, the town was established on April 17, 1854, and Rockwall County was carved out of Kaufman County in 1873 because the trip to Kaufman's county seat was inconvenient. Rockwall sits at about 561 feet elevation.

Getting around

Interstate 30 and U.S. 67 run together through Rockwall, along with State Highways 66, 205 and 276 and Farm to Market roads 549, 552 and 740. Rockwall-area barndominium buyers often look along SH 205 and the farm roads for the larger tracts that remain, or cross into neighboring Kaufman, Collin or Hunt counties for more acreage.

Built for North Texas weather

Rockwall has a humid subtropical climate with hot, humid summers and mild to cool winters. On every barndo we focus on air sealing, closed-cell spray foam where it counts, correctly sized HVAC, and engineered framing for wind. Call (469) 310-8310 or
