Barndominiums Around Springtown
Barndominium builders get a lot of calls from the Springtown area, and it is easy to see why. Springtown lies mostly in Parker County with a piece in Wise County, and the land around it is rolling, wooded and largely unincorporated. The town was first called Littleton's Springs, took the name Springtown in the mid-1870s and was incorporated in 1884. Growth picked back up after 1960 as people commuted to and from Fort Worth. The census counted 2,658 residents in 2010 and 3,064 in 2020, with a 2023 estimate of 4,181.
We build barndominiums, shop houses and metal building homes on land around Springtown. Most owners are surprised by how few county rules apply to a rural Parker County home site, and then surprised again by the few that do.
What Parker County does not regulate
Parker County's Permitting Department states that the county does not issue building permits or certificates of occupancy, and that there are no zoning requirements in the unincorporated areas of the county. For a barndominium, that means no county building permit, no county zoning district and no county rule against metal siding. Two cautions: city limits and subdivision deed restrictions are a different story, and no permit is not the same as no standards. We still build from engineered drawings and to a recognized residential code, because your lender and any future buyer will care.
What Parker County does regulate
The same department regulates and permits on-site sewage facilities in the unincorporated area, regulates development inside special flood hazard areas, and runs the county storm water program. So the two county touchpoints for most Springtown-area barndos are:
- Septic. An application on state-approved forms, a site and soil evaluation by a Sanitarian, Engineer or site evaluator, a system design, and a plat or survey with the legal description and lot size. For aerobic systems, the design must come from a Sanitarian or Engineer, with a signed maintenance contract and a recorded affidavit.
- Floodplain. If any part of the pad, driveway or shop sits in a special flood hazard area, development there needs county review.
No physical part of a septic system can be installed until the county confirms approval, so we schedule the slab and septic work around that.
If your land is on the Wise County side
A few parcels near Springtown fall in Wise County. Septic and floodplain requirements there come from Wise County rather than Parker, so we confirm the county from the appraisal record before any applications go in.
Cross Timbers ground
The Windthorst soil series has its type location in Parker County and is part of the West Cross Timbers. The USDA describes it on ridges and hillsides with slopes of 1 to 12 percent, formed from sandstone, packsand and claystone, moderately well drained with moderately slow permeability. Sandy-over-clay profiles like that behave differently from the deep black clays east of Dallas, and slopes add their own challenges. We still ask for a soil report on the pad, and on sloped lots we plan cut, fill and drainage carefully so the slab sits level and water runs around the building.
Trees, slopes and access
Wooded lots near Springtown are part of the appeal. Clearing for the pad, the septic field, the driveway and a turnaround for delivery trucks comes first. Steel trusses and long panels arrive on large trailers, so we walk the route in before we order.
Our builds here
Shop houses for contractors and hobbyists, barndominiums with deep porches looking into the trees, and steel-frame homes with a separate barn are the usual mix. We also finish out existing metal buildings.

Springtown Questions
Do I need a building permit for a barndominium outside Springtown?
Parker County does not issue building permits for the unincorporated area. You will still need a county septic permit and, if any work is in a flood hazard area, floodplain review. City limits and deed restrictions can add rules.
Is there zoning on rural Parker County land?
Parker County states there are no zoning requirements in its unincorporated areas. Subdivision deed restrictions can still limit building materials or size, so read yours.
Who can design an aerobic septic system in Parker County?
A Sanitarian or Engineer. The county also requires a signed maintenance contract and a recorded affidavit for aerobic systems.
Can you build on a wooded, sloped lot?
Yes. We plan clearing, the pad, drainage and truck access first so the slab and steel delivery go smoothly.
