Forney Is Growing Fast. Plan the Barndo Around That.

Barndominium builders who know Forney know how quickly the land around it is changing. Forney had 14,661 residents in the 2010 census and 23,455 in 2020, a 60 percent jump, and the 2025 estimate is 41,658. It is the largest city in Kaufman County, sits about 20 miles from the center of Dallas along U.S. Route 80, and is 11 miles west of Terrell. For a landowner, that growth cuts both ways: more neighbors and services, and more subdivisions creeping toward the open tracts where a barndominium makes the most sense.

A town with a long memory

Forney was founded in 1871, incorporated in 1884 and named after John W. Forney. The Texas Legislature named it the Antique Capital of Texas, and the city also calls itself the City Without Limits. Its northwestern corner of Kaufman County sits about 4 miles southeast of Lake Ray Hubbard, which was once called Forney Lake. Elevation is about 459 feet.

Inside the city or out in the county?

The first question we ask on any Forney project is whether the land is inside city limits. Inside, the city's zoning and building rules apply, and newer neighborhoods often carry deed restrictions about exterior materials. Outside, Kaufman County Development Services is the office that handles septic permits, culvert permits and floodplain questions. A barndominium that is welcome on 5 acres off a county road may not be allowed in a platted subdivision a mile away, so we confirm the rules before we draw anything.

Septic on Forney-area land

Most rural barndos around Forney rely on an on-site septic system. Kaufman County says a septic system needs 1 acre of usable space, a permit before it goes into operation, and any work on it must be done by a state-approved installer. If the site calls for an aerobic system, the county requires a maintenance contract on it at all times, and the renewed contract has to reach Development Services at least 30 days before the old one expires. We fold the septic layout into the site plan so the house, shop, drive and drain field all fit without crowding each other.

Storms are not theoretical here

On April 3, 2012, an EF-3 tornado struck Forney during a regional outbreak; no one was killed and seven people were injured. Forney has a humid subtropical climate with hot, humid summers and generally mild to cool winters. That combination drives a few design choices on every Forney barndominium:

  • Engineered steel or post-frame structure with anchorage designed for the wind loads on the drawings
  • An interior safe room or storm shelter considered at the floor plan stage, not added later
  • Spray foam or a continuous vapor barrier so summer humidity does not condense on steel
  • Gutters and grading that move heavy rain away from the slab

Ground to build on

Forney land is generally flat prairie, but flat does not mean simple. Clay soils of the kind USDA describes in the Houston Black series shrink and crack in dry spells and swell when wet. We order a soils report and an engineered foundation design for every barndominium slab, and we pay attention to where water sits on the lot after a storm.

Forney Questions

How much land do I need for a barndominium with septic near Forney?

Kaufman County requires 1 acre of usable space for a septic system. Setbacks, the drive and the shop add to that, so we look at the whole site plan.

Who handles septic permits for land outside Forney city limits?

Kaufman County Development Services in Kaufman handles on-site sewage permits for unincorporated land.

Can you add a storm shelter to a Forney barndo?

Yes. We plan a safe room or shelter location during floor planning so it ties into the slab and structure.

Will a subdivision near Forney allow a metal-sided home?

It depends on the deed restrictions. We read them before design and can mix brick, stone or siding where needed.
