What a Kit Covers and What It Doesn't
Barndominium Kits are a popular way to start a build, and they are one of the most searched barndo topics in Dallas. A kit is a package of frame, wall and roof materials cut and drilled for one building. It is not a house. The slab, the site work, the erection crew, insulation, plumbing, electrical, HVAC and every interior finish are separate costs, and on North Texas land those can add up to more than the kit itself.
What kits cost
HomeGuide lists barndominium kit materials at $20 to $35 per square foot. A shell with on-site assembly runs $30 to $50 per square foot before site prep, foundation, utilities and interior finishes, with assembly labor alone at $10 to $15 per square foot. For post-frame kits, HomeGuide puts the shell with assembly at $15 to $40 per square foot.
Sizing examples
HomeGuide's unfinished kit prices with assembly include $36,000 to $60,000 for a 30x40 (1,200 square feet), $72,000 to $120,000 for a 40x60 (2,400 square feet), and $120,000 to $200,000 for a 50x80 (4,000 square feet). Porches, lean-tos and wainscot change the number.
Kits and DFW weather
DFW sits at the lower end of Tornado Alley and gets spring hail. When you compare kits, look at the design loads the supplier lists for your county, panel gauge and finish, fastener type, and whether the drawings carry an engineer's seal that your county inspector or lender will accept. We read kit quotes with you so you compare like with like.
The slab is the critical part
A kit frame is only as good as the slab it bolts to. On Blackland clay, the pad, moisture conditions and foundation design matter. We build the slab to the kit's anchor bolt layout and the site's foundation design, then erect the frame on it.
Getting the kit to your land
Steel and post-frame kits arrive on flatbed trucks. On rural DFW tracts, the driveway, gate width and a firm, dry place to unload matter, especially on clay that turns soft after rain. We plan delivery access and staging during site prep.
Already bought a kit?
If a kit is on order or sitting on your land, we can review the drawings, plan the slab and erect it. Tell us the supplier, size and delivery date when you call.

How a Kit Build Works
1. Pick the size and layout
We work out footprint, eave height, porches and door openings around your floor plan and shop needs.
2. Compare kit quotes
We review what each package includes and what it leaves out, so the cheapest kit is not the most expensive build.
3. Prep the site
Permits, clearing, grading, pad and utilities are handled while the kit is fabricated.
4. Pour the slab
The foundation is formed to the anchor bolt layout and the site's foundation design, then poured and cured.
5. Erect the shell
Frame, panels, trim, doors and windows go up to a dry, weather-tight shell.

Barndominium Kits Questions
How much is a barndominium kit in Texas?
HomeGuide lists kit materials at $20 to $35 per square foot, and a shell with on-site assembly at $30 to $50 per square foot. A 40x60 unfinished kit with assembly runs about $72,000 to $120,000. The foundation, site work and interior are extra.
What is not included in a barndominium kit?
Typically the land, site prep, concrete slab, erection labor (unless quoted), insulation, plumbing, electrical, HVAC, interior walls and every finish. Some kits also exclude windows, walk doors, gutters or trim. Ask for an itemized list before you buy.
Can I put up a barndominium kit myself?
Some owners do, especially on smaller post-frame kits. Large steel frames need lifting equipment and experience. Many owners hire the shell erection and do some interior work themselves. We can quote just the slab and shell.
Will my county accept a kit building as a home?
It depends on the county's inspection and septic rules and your lender's requirements. In counties that require third-party inspections, such as Collin County, the foundation, framing and mechanical work, and completion are inspected. We check your county's process before you order.
Is a steel or wood kit cheaper?
Post-frame (wood) shells are often cheaper per square foot; HomeGuide lists post-frame shell with assembly at $15 to $40 per square foot. Steel frames suit wide clear spans and tall shop bays. The right answer depends on your plan.
