Barndominium builders get a lot of calls from Terrell because it sits right where Dallas commuting distance meets real country land. Terrell is in northern Kaufman County about 32 miles east of Dallas. U.S. Route 80 runs through the center of town toward Dallas to the west and Wills Point 15 miles to the east, Interstate 20 crosses the south side, and State Highway 34 runs along the east side. Why Terrell has its own septic rules

This is the detail that trips people up. In most of Kaufman County, the county's Development Services office is the authorized agent for on-site sewage permits. Terrell is one of two cities, along with Oak Ridge, that acts as its own authorized agent. If your lot is inside Terrell city limits, you work with the city on septic permits and inspections; if it is just outside, you work with the county. We confirm which side of the line you are on at the very start, because it changes who reviews your septic design and who comes out to inspect.

What the county asks for outside the city

For land outside Terrell, Kaufman County requires a septic permit before a system goes into operation, 1 acre of usable space for the system, and installation by a state-approved installer. Aerobic systems carry a required maintenance contract. The county's septic ordinances work under a TCEQ order approved February 11, 2022. A little history, and why it matters

Terrell grew as a railroad town when the Texas and Pacific line came through in 1873, and it was incorporated in the mid-1870s. During World War II it hosted the No. 1 British Flying Training School, the first of six civilian flight schools in the U.S. that trained Royal Air Force pilots. Terrell State Hospital, a 316-bed psychiatric hospital, is also here. The result is an older town core with established neighborhoods and a ring of farmland and pasture beyond it, which is where most barndominium projects land.

Terrell's climate is humid subtropical, with hot, humid summers and mild to cool winters. For a steel or post-frame barndo that means a tight building envelope. Closed-cell spray foam on the roof deck and walls stops condensation on metal and keeps cooling loads down. We size the HVAC from a load calculation and favor deep porches on the west side. Structure and anchorage follow the engineer's wind design.
