From Raw Acreage to a Finished Barndo
Custom Barndominium Construction means we take your project from an empty tract to a finished home: clearing and grading, the slab, the steel or post-frame shell, dry-in, mechanical systems and interior finish-out. Around Dallas, most of these builds happen on acreage outside city limits, where county permits, septic and soil decide as much as the floor plan does.
The ground comes first
On the Blackland Prairie east and north of Dallas, soils like the USDA Houston Black series are 40 to 60 percent clay with high shrink-swell potential and very slow permeability. Water soaks in fast when the clay is cracked and barely moves when it is wet. We set pad elevation, grading and gutters so water drains away from the slab, and we build to a foundation design suited to the site rather than a generic one.
West of Fort Worth
In Parker and Wise counties, the Western Cross Timbers bring post oak, blackjack oak and sandy soils. Clearing, longer driveways and rocky ground can matter more than clay there. We price the site work for the land you actually have.
What a turnkey price includes
HomeGuide puts the cost to build a barndominium in Texas at $68 to $168 per square foot excluding land. HomeBlue's Dallas estimate is $68 to $114 per square foot depending on construction grade, before sitework and land. Your total depends on size, the porch and shop areas, finish level and how much the land needs. Our written estimate separates each piece so you can see where the money goes.
Built for the weather
DFW sits at the lower end of Tornado Alley, gets spring hail, and averages 96-degree highs in July and August. It also freezes about 26 nights a year in Dallas, and February 2021 brought 2 below zero at DFW Airport. We plan roof panels, insulation, vapor control and plumbing protection with all of that in mind.
Timeline
A typical custom build runs in stages: permits and site prep, slab and cure, shell erection, dry-in with roof, doors and windows, rough mechanical and inspections, insulation, then finish-out. Rain on Blackland clay can stop site work for days, so we build some weather into the schedule.
What a Custom Barndominium Build Includes
Every stage is handled under one plan and one estimate.
Site visit and site plan
We walk the land and place the house, shop, driveway, septic field and well with setbacks, drainage and access in mind.
Clearing, grading and pad
Trees and brush removed, topsoil stripped, and a built-up pad graded so water moves away from the slab on clay soil.
Foundation
A slab designed for the site's soil, with plumbing roughed in, vapor barrier and anchor points for the frame.
Steel or post-frame shell
The frame, wall and roof panels, porches and overhangs, and large openings for shop doors set to your plan.
Insulation and mechanical
Spray foam or other insulation, HVAC sized for the envelope, plumbing and electrical, inspected at the required stages.
Interior finish-out
Framing, drywall, flooring, cabinets, trim, fixtures and paint to the finish level you choose.

How a Custom Build Works
1. Land and rules check
We visit the property, then confirm city, ETJ or county jurisdiction, septic requirements, flood zone and any deed restrictions.
2. Plan and written estimate
We settle the floor plan and specifications and give you an itemized estimate you can take to a lender.
3. Permits and site work
Permits filed, septic design started, land cleared, pad built and utilities brought in.
4. Slab and shell
Foundation poured and inspected, then the frame, roof and walls go up to dry-in.
5. Systems and insulation
Plumbing, electrical and HVAC roughed in and inspected, then the envelope is insulated and sealed.
6. Finish and walkthrough
Drywall, flooring, cabinets and fixtures go in, final inspection is completed and we walk the house with you.

Why Choose Us for Custom Barndominium Construction
One estimate for the whole job
Site work, slab, shell and finish are priced together, so nothing falls between trades.
Soil-aware slab planning
We plan grading and foundation around Blackland clay or Cross Timbers sand, not a one-size slab.
County research up front
We confirm inspections, septic and driveway rules for your parcel before you commit.
Custom Barndominium Construction Questions
How long does it take to build a custom barndominium?
It depends on permits, septic design, weather and finish choices. The shell itself goes up quickly; site prep, inspections and interior finish take most of the time. Wet weather on clay soil can pause dirt work. We give you a stage-by-stage schedule with your estimate.
Do I need to own land before I call?
It helps to have a property in mind, because the site drives the price. If you are still shopping for land, we can talk through what to look for: county septic rules, slope, drainage, flood zone, road access and whether water and power are nearby.
Can a barndominium go on Blackland clay soil?
Yes. Much of the Dallas-Fort Worth area is built on Blackland Prairie clay. The key is site prep, drainage that moves water away from the slab, and a foundation designed for expansive soil. We plan those before we price the shell.
What inspections does a new barndominium need outside city limits?
It varies by county. Collin County, for example, requires a third-party inspector to perform at least three inspections on a new home: foundation, framing and mechanical, and completion. Septic systems are inspected separately under the county's septic program.
What does turnkey mean for a barndominium?
Turnkey means the house is finished and ready to live in: site work, slab, shell, insulation, mechanical systems, interior finishes and final inspection. A shell-only build stops at the exterior, and you finish the inside yourself or later.
