Frequently Asked Questions
Barndominium Builders Questions
How much does it cost to build a barndominium in Dallas?
Most of the price depends on the size, the finish level and how much work the land needs. Site prep, septic, a well and the interior choices move the number the most. Our Custom Barndominium Construction page lists typical cost ranges from published cost guides, and we price your project from a site visit with a written estimate.
Is a barndominium cheaper than a regular house?
Often, at the shell stage, because a steel or post-frame shell goes up quickly with fewer framing members. Finished costs depend mostly on interior choices; HomeGuide puts interior and exterior finishing at about 40 percent of total cost. A plain finish keeps a barndo well below a comparable custom home, while high-end finishes close the gap.
Can I build a barndominium in Dallas County or inside city limits?
Inside city limits, zoning, building codes and any HOA or deed restrictions decide what is allowed, and some neighborhoods restrict metal exteriors. Most barndominiums go up on acreage outside city limits, where the county handles permitting. We check zoning, deed restrictions and county rules for your parcel before you design.
Do I need a permit to build a barndominium in an unincorporated Texas county?
Usually yes, for septic at minimum, and many counties require more. Collin County requires a permit for any project that disturbs ground or adds footprint, plus a third-party inspector for at least three inspections on a new home. Outside a city, the septic permit comes from the county or other TCEQ authorized agent.
How much land do I need for a barndominium with septic?
It depends on the county and when the lot was created. In Collin County, lots divided in 2008 or later need at least 1 usable acre for a septic system, or 1.5 acres with 1 usable acre if you also drill a water well. Easements and ponds generally do not count as usable.
Steel frame or post-frame: which is better for North Texas?
Neither is right for every build. Steel frames suit wide-open shops and tall bays. Post-frame (wood) shells often cost less per square foot. We compare both for your floor plan, soil and budget.
Can you get a mortgage on a barndominium in Texas?
Yes, but it can take more legwork. Appraisals are harder because there are fewer comparable sales, which limits conventional options. HomeGuide notes farm credit lenders that finance barn-style buildings are more likely to approve a loan with detailed plans. Most rural builds start with a construction loan; a complete plan and itemized estimate help.
How do you keep a metal barndominium from sweating?
Condensation forms when warm, moist air reaches a cold steel surface. Spray foam applied directly to the metal skin, a planned vapor control layer, and HVAC that removes humidity are the usual fixes.
Custom Barndominium Construction Questions
How long does it take to build a custom barndominium?
It depends on permits, septic design, weather and finish choices. The shell itself goes up quickly; site prep, inspections and interior finish take most of the time. Wet weather on clay soil can pause dirt work. We give you a stage-by-stage schedule with your estimate.
Do I need to own land before I call?
It helps to have a property in mind, because the site drives the price. If you are still shopping for land, we can talk through what to look for: county septic rules, slope, drainage, flood zone, road access and whether water and power are nearby.
Can a barndominium go on Blackland clay soil?
Yes. Much of the Dallas-Fort Worth area is built on Blackland Prairie clay. The key is site prep, drainage that moves water away from the slab, and a foundation designed for expansive soil. We plan those before we price the shell.
What inspections does a new barndominium need outside city limits?
It varies by county. Collin County, for example, requires a third-party inspector to perform at least three inspections on a new home: foundation, framing and mechanical, and completion. Septic systems are inspected separately under the county's septic program.
What does turnkey mean for a barndominium?
Turnkey means the house is finished and ready to live in: site work, slab, shell, insulation, mechanical systems, interior finishes and final inspection. A shell-only build stops at the exterior, and you finish the inside yourself or later.
Barndominium Kits Questions
How much is a barndominium kit in Texas?
HomeGuide lists kit materials at $20 to $35 per square foot, and a shell with on-site assembly at $30 to $50 per square foot. A 40x60 unfinished kit with assembly runs about $72,000 to $120,000. The foundation, site work and interior are extra.
What is not included in a barndominium kit?
Typically the land, site prep, concrete slab, erection labor (unless quoted), insulation, plumbing, electrical, HVAC, interior walls and every finish. Some kits also exclude windows, walk doors, gutters or trim. Ask for an itemized list before you buy.
Can I put up a barndominium kit myself?
Some owners do, especially on smaller post-frame kits. Large steel frames need lifting equipment and experience. Many owners hire the shell erection and do some interior work themselves. We can quote just the slab and shell.
Will my county accept a kit building as a home?
It depends on the county's inspection and septic rules and your lender's requirements. In counties that require third-party inspections, such as Collin County, the foundation, framing and mechanical work, and completion are inspected. We check your county's process before you order.
Is a steel or wood kit cheaper?
Post-frame (wood) shells are often cheaper per square foot; HomeGuide lists post-frame shell with assembly at $15 to $40 per square foot. Steel frames suit wide clear spans and tall shop bays. The right answer depends on your plan.
Barndominium Floor Plans Questions
What size barndominium floor plan is most common?
Rectangular footprints like 30x40, 40x60 and 40x80 are common because the frame is efficient. A 40x60 gives 2,400 square feet under one roof, which can be split between living space and a shop. Porches are often added on one or more sides.
How much do barndominium plans cost?
HomeGuide lists stock barndominium plans at $1,300 to $2,000 and custom plans at $4,500 to $6,000 or more. A full architect design can run $15,000 to $80,000. Many owners adjust a stock plan instead.
Can I use a plan I found online?
Usually, yes. We review it for your lot, your county's requirements and your budget, and suggest changes where the plan does not suit the site, the climate or the septic layout.
How do I plan a barndominium with a shop?
Start with the shop's real needs: door height, bay depth, lifts, power and whether it needs heat and air. Then place the living space to keep noise and fumes out, often with a firewall or a breezeway. We price both sides separately.
Do I need finished plans before getting an estimate?
No. A rough sketch, a stock plan or a list of rooms is enough for a first estimate after we see the land. Final pricing comes from final plans.
Shop Houses Questions
What is a shop house?
A shop house is a building that combines a working shop or garage with living quarters, usually under one roof. It is one of the most common barndominium layouts in Texas, especially on acreage.
How big should the shop be in a shop house?
Size it from what goes in: a pickup and trailer, an RV, a boat or tractors. Many owners split a footprint like 40x60 or 50x80 between shop and living space. We start with your vehicle and equipment list.
Should the shop be air-conditioned?
It depends on how you use it. A shop you work in daily in a Dallas summer benefits from insulation and cooling. A storage-only shop may just need insulation and ventilation to control heat and condensation. We give you prices both ways.
Can I run a business out of my shop house?
Often yes on rural land, but check your deed restrictions, any HOA, and county or city rules. Customer traffic, signs and outdoor storage are the usual sticking points. We help you look at what applies before you design.
Is a shop house cheaper than a house and separate shop?
Usually, because one roof, one slab and one set of walls cover both uses, and utilities are shared. The trade-off is that both spaces need careful separation for noise, fumes and fire safety.
Metal Building Homes Questions
Are metal building homes good in tornado and hail country?
Steel frames and metal roofs hold up well to hail compared with many shingle roofs, especially with heavier panels. No house is tornado-proof, but frames engineered for the site's design loads and properly anchored to the slab perform as designed. Ask about panel gauge and finish when comparing suppliers.
Are metal homes hot in Texas summers?
Uninsulated ones are. With spray foam on the walls and roof, thermal breaks and a correctly sized HVAC system, a metal home can be as comfortable as a stick-built house. The insulation plan matters more than the frame.
How much does a metal building home cost?
HomeGuide lists a turnkey 40x60 metal home at $120,000 to $350,000, and custom metal buildings at $50 to $200 per square foot. Land, site work and finish level drive the total.
Can a metal building home look like a regular house?
Yes. Stone or brick wainscot, siding, porches, larger windows and a standing-seam roof make many metal homes look like any other custom country house.
Do metal homes appraise lower?
They can be harder to appraise because there are fewer comparable sales, which limits some conventional loan options. Good documentation, conventional finishes and lenders familiar with barn-style homes help.
Barndominium Interior Finish-Out Questions
How much does it cost to finish the inside of a barndominium?
Finishing is often the largest part of the budget; HomeGuide estimates interior and exterior finishing at about 40 percent of total cost, and Angi lists interior materials at roughly $25,400 to $100,700 or more. Size and finish level drive the number.
Can you finish a shell someone else built?
Yes. We inspect the slab, frame, roof and plumbing rough-in first, note anything that needs fixing, and then price the finish-out.
What insulation should go in a metal barndominium?
Spray foam applied to the metal panels is the most common choice because it insulates and blocks humid air from reaching the cold steel. Closed-cell foam also adds a vapor barrier; open-cell costs less. We recommend based on your shell and budget.
Can I do some of the finish work myself?
Yes. Many owners paint, install trim or lay flooring themselves. We can price the finish-out with those items left out, and schedule around your work.
Do I need inspections for interior finish-out?
Usually. Where a county requires inspections on new homes, such as the third-party inspections in unincorporated Collin County, the framing and mechanical stage and completion are inspected. Inside city limits, the city's building department handles it.
