A Lake Town With Room to Build
Barndominium builders planning homes in Granbury are working in the seat of Hood County, a city along US Route 377 about 30 miles southwest of Fort Worth. Granbury grew from 7,978 residents in 2010 to 10,958 in 2020, a 37.4 percent increase. The town's shape comes from water. A dam built on the Brazos River in 1969 formed Lake Granbury, a long, narrow lake that flows through the city, and the river runs past Granbury's east side within that lake. Of the city's roughly 16.97 square miles, about 0.78 square miles is water.
That mix of lakeshore, river bottom and higher rolling ground is why every Granbury-area barndo starts with the land. A lot that looks perfect from the road can have shallow rock, a tight clay layer or a wet low corner, and each of those changes the septic plan and the foundation.
Hood County Septic, Step by Step
Hood County's Health Department, which handles environmental health, issues on-site sewage facility permits under the Texas Commission on Environmental Quality rules the county is required to enforce. Its published procedure lays out the order of operations, and it is a useful checklist for anyone buying land:
1. Get a 911 address first. The county asks for a confirmed 911 address through its address request form before the septic application moves. 2. Submit the application and technical sheet. 3. Provide a site/soil evaluation and design. For alternative systems this comes from a Registered Sanitarian or Professional Engineer. 4. Include a to-scale design and a plat or land survey with the legal description and total acreage. 5. File affidavits where needed. Aerobic treatment units, and conventional systems serving two or more lots, need an affidavit filed with the County Clerk. Aerobic units also need a maintenance contract.
A county health inspector visits the site before the permit is issued, and the county also checks the USDA Soil Survey of Hood County. If everything is complete and there are no problems, the county aims to decide system type and sizing within five business days; problems can take up to 30 days.
Why rock and hardpan matter
The county's procedure says alternative systems are required when the soil is unsuitable, when there is a restrictive layer such as hardpan clay or rock, or when groundwater is present. A conventional trench needs at least two feet of separation from those conditions. On a shallow-rock lot, that often means an engineered or aerobic system, and it can also affect how much excavation the house pad takes. We would rather learn that from the soil evaluation before you close on the land than after.
Building for North Texas Storms
Granbury knows severe weather firsthand. On May 15, 2013, a violent EF4 tornado struck the southeastern part of the city and killed six people. No residential structure is tornado-proof, but a barndominium can be built with continuous load paths from roof to foundation: properly anchored columns or posts, engineered connections at the eave and ridge, and a slab or piers designed for uplift. Many owners also add a reinforced safe room inside the living space or tucked into the shop, and a barndo's open structure makes that easier to plan than in a typical stick-built house.
Lakefront and Low Lots
Land near Lake Granbury and the Brazos draws a lot of interest. Before we site a slab near the water, we check the FEMA flood map and the lot's elevation, then keep the living floor well above any mapped hazard. A shop bay can sit lower than the house if the grades call for it, but the bedrooms should not.
Steel or Post-Frame Here?
Both work around Granbury. Red-iron steel frames give long clear spans for big shop doors and RV bays; post-frame (wood) construction can be quicker to finish inside and easier to insulate in walls. We choose based on your floor plan, how much clear span you need, and what the site's soil and wind exposure call for. Call (469) 310-8310 or

Granbury Questions
Who issues septic permits for a rural lot near Granbury?
The Hood County Health Department handles on-site sewage facility permits, following state TCEQ rules. A county inspector visits the site before the permit is issued.
My lot has rock close to the surface. Can I still use a conventional septic system?
Hood County requires at least two feet of separation between a conventional trench and a restrictive layer like rock or hardpan clay. If you do not have that, an alternative system is required.
What do I need before applying for a septic permit in Hood County?
A confirmed 911 address, the application and technical sheet, a to-scale design, and a plat or survey showing the legal description and acreage. Alternative systems also need a sanitarian or engineer's site/soil evaluation and design.
Can a barndominium be built to handle tornado-prone weather?
We build with continuous load paths, anchored columns and uplift-rated connections, and many owners add a reinforced safe room. Nothing is tornado-proof, but the structure can be planned for wind.
